Small Loan Conduit Program
- Loans originated for
immediate securitization
- Loans size from $1 to $30 million
- Loan terms typically 7 to 15 years; Amortization typically 20-30 years
- All property types in all markets
- Prepayment Penalty: Typically a four year lockout period; defeasance
thereafter (10 year deal)
- Creative features include earn outs, hold backs, interest only
periods, etc.
Hard Money Loan Program
- 2 Days to commitment and as
fast as 10 days to closing
- Loan size from $1million to 300 million
- Loan terms typically 1 to 5 years
- Private Funding
- Loans are made for business purposes only. In most cases, personal
guarantees are required.
- Loan to Value ratio can be up to 50-60% of the quick sale value of
most real estate collateral, and up to 60-75% for income producing
properties.
- Interest Rates vary from 12-15% for the first year and 18-21% for
additional years. In lieu of equity, an additional 5-10% premium may be
added.
- Creative features include acquisitions, workouts, land development,
bankruptcies.
Large Loan Program
- Loans originated for
securitization in the Capital Markets
- Loans above $30 million
- Loan terms typically 5 to 20 years; Amortization typically 20-30 years
- Individual properties and portfolios
- All property types in all markets including loans backed by Credit
Tenant Leases
- Creative features include Forwards, Earn-outs, Shelf Commitments and
Construction Perms
- Prepayment penalty: Yield maintenance or structured
Interim Loan Program
- Bridge, gap financing which require seasoning before
securitization
- Loan amounts from $5 to $30 million
- Loan terms of 3 to 36 months; Interest Only
