Eligible Property Types: Apartments, Industrial, Office, Retail, Hotels, Mobile Home Parks, and Self Storage.

Loan Parameters

Loan Size: $5,000,000 - $150,000,000 (single assets, larger for portfolios)

Leverage: 75% maximum LTV on commercial, 80% on multi-family

DSC Ratio: 1.25x minimum on commercial, 1.20x on multi-family

Collateral Quality: "A" and "B" quality assets

Term: Two (2) years

Extension: One 12-month extension subject to ½% fee, DSC test and LTV test

Up-front Fee: One Percent (1%)

Exit Fee: One Percent (1%) (waived if loan exits through American Trust Corporation)

Pricing: 200 to 250 basis point over 30-day Libor

Interest Rate Cap:
250 basis point out of the money

Property Types: All property types with the exception of hotels

Underwriting: No-recourse with the exception of the standard carve-outs

Application Fee:
$2,500 non-refundable inspection/loan processing fee payable to American Trust Corporation with the loan application, will be credited to origination fee at closing

Origination Fee:
